Why use a mortgage adviser?
A mortgage adviser specialises in sourcing finance across a range of lenders. As there are so many different options available, a mortgage adviser’s role is to do the “running around” for you. Whether you are a first home buyer, seasoned investor or just looking to refinance, a mortgage adviser will source the lending that best suits you and ensures that the loan structure and repayments are tailored to your individual needs.
How much will it cost me?
When purchasing a residential or investment property, our advice to you would normally not cost you anything. Most of the lenders that we use to facilitate lending will pay us a commission for successful applications. If we do need to charge a fee for any reason, you will be advised before we start doing any work for you.
How much can I borrow?
Typically, up to 80% of the lesser of the purchase price or the registered valuation. Your income and ability to service the mortgage repayments are also critical to determine maximum borrowing. Most lenders apply Loan to Value Ratio restrictions (LVR).
Bank, non-bank, 2nd tier, or peer to peer lender?
Lender terms can differ significantly. With so many different choices, our advisers can guide you to the lender that is most appropriate for you.
When should I get finance approved?
When purchasing real estate, an obvious but critical component that needs careful consideration is arranging the finances required to complete your transaction. This process does take time and hence we recommend that you apply for approval as soon as you are interested in making a purchase.
